Our Property Management Program

Thinking about renting your property?  Already have rental properties, not being managed correctly?

Upon contact of our company to handle the property management of your property, we inspect the property, discuss the rental amount, and any special equirements you may have for your property.

With a signed management agreement, we begin to market your property.  All of the agents in our office show the rentals properties, and we also advertise the rentals on the internet, and send pertinent information to the local military base housing departments.

An application is taken from interested parties, and the applicant's credit is checked along with their rental references and employment.  If there are no issues, we then secure a one year lease, and obtain the rental amount and security deposit prior to their moving in.  The security deposit is held in trust as a damage deposit and not to be used as their last month's rent.

Each month upon receipt of the rental amounts, we pay any vendor for repairs, and any other bills associated with the property prior to issuing the owner proceeds.  If there are any deductions from the rental amount for the above, we include a monthly statement along with a copy of the statements and checks issued.  A year end reconciliation statement of all repairs/expenses deducted and owner proceeds are provided for tax purposes.

When repairs are required to the property, we handle as quickly as possible to avoid any inconvenience to the tenant. 

We have vendors and a general repairman that handles our maintenance needs unless the owner has a preference of repair persons or companies, in which case they are called.  We contact the owner when a repair would exceed the agreed amount discussed when the agreement is executed.  If repairs are greater than the rental amount a contribution is required from the owner for the repairs prior to repairs being made.

We make periodic inspections of the property, and any issues we feel need attention are immediately corrected.  Tenants are advised they are to contact our office immediately with any maintenance problems.  If an owner wishes to inspect the property, an appointment is scheduled and we accompany the owner during the inspection.
